I OK'd a 60 day listing at less then the standard commission and also advised her that during the listing period I would also be offering the property for rent. May the best person win. She did. June had a contract on the property in a few weeks at very close to my asking price. The listing I signed on 8-26 turned into a Closing on 10-31. We listed with Dawn and her words were to us was "you sure you want to sell your house". She suggested some very minor changes to our decor and then she went to work...we had a couple of showing immediately (none with previous company) and with in a few weeks we were looking at a contract. She was awesome. Dawn walked us through the entire process and explained everything to us as we hadn't sold a home in 30 years. We them started looking for another place to live and again she went to work and helped us locate our new place. It is such a relief when you have an experienced person by your side guiding you through the difficult process of negotiations, inspections and closing. Premier Plus Realty    ,  USA   Dawn Cohen was the realtor on a short sale listing from 2009.  While it may seem long overdue, it is very appropriate to me.  I recently got my mortgage license.  After studying the history of the mortgage market back then and the laws that have been put in place since then, I am even more grateful for what Dawn did for us back then.  I had an 80/20 mortgage and a HELOC.  She fought for 9 long months, but in the end, the house was sold and the shortage on all three loans was forgiven.  It was an emotional journey, but we couldn't have done it without her.  Thanks Dawn!  I've never forgotten what you did for us.

I live in Plainfield IL a suburb of Chicago Suzanne has helped me purchase two condos on siesta key. The first one was about a year ago and the second just a few weeks ago. 3 years later, as I was preparing to purchase another house 3000 miles away I needed some paperwork from the previous sale. Dawn Cohen is a phenomenal realtor, who is outstanding from all perspectives. She has assisted us to purchase several residential properties over the past 4 years, and she has assisted us multiple times to rent out our commercial office space. First and foremost, she always focuses on serving our best interests as her clients, without pursuing her own agenda, as so many realtors do. We know that we can always rely on her to give us an honest assessment of a property and to do the right thing for us. At different times, we have become overly eager to move on a property, but she approaches the transaction in a very calm, methodical, and analytical manner to make sure that we are getting the best deal, and advises us to approach the negotiations accordingly. She is very knowledgeable about the real estate market here in Sarasota and Manatee Counties, including what types of houses are available, in what locations they are available, and in what price range. She is always prompt in responding to our calls and emails, and punctual for every appointment. From our experience in renting out the the commercial office unit, Dawn has shown real persistence, working hard and ultimately succeeding in finding us a new tenant each time, even in spite of very challenging economic conditions. Quite simply, based on our experience from working with Dawn, we would not even think of working with another realtor.

I want to thank you for your highly professional, incredibly honest, and accurate - using 26 photos - handling of the sale of JLC’s home last February, which you priced right, sold in three weeks, and had five couples bidding for it, thereby moving the final price on 2/28/13 to an amount higher than we thought was the right one! What more can one expect of someone selling a home of a family member?! You know all the right strategies to pursue and they all worked!

I appreciated the various connections you suggested to help me prepare JLC’s three bedroom, lakeside villa for potential buyers. You know the talent pool - with reasonable prices - for these minor, but important efforts. Most of us would not know right off where to turn or whom to trust!

Your finest talent is that you make each owner (or person handling the sale) feel as though he/she is your only client. How you do all that you do for each of your clients -  is absolutely amazing and very much appreciated!  You left me feeling totally satisfied about each step you took and why. You know the markets and you know the competition. Therefore, you are tops in my book!
